Water Supply System

a) 100% completion
b) Replaced pump no.1 and serviced pump no.3 as well as the pumps control system at Pump Room B within 2 months to ensure consistent water supply for Blocks C, E & F
c) Serviced pumps control system at Pump Room A to ensure consistent water supply for Blocks A, B & D
d) Fixed the float valve for all blocks and activated the water system stopper to resolve overflow water wastage

Fire Safety Compliance

a) 60% completion
b) Repaired leaking Bomba underground pipes & hydrants
c) Replaced fire system water tank float valve
d) Purchased and installed new fire extinguishers to replace expired ones for all blocks. Also serviced all the serviceable units
e) Replacement of emergency exit lights is ongoing

Lifts Maintenance & Modernisation

a) Replaced safety ropes, and expedited and completed the process of getting 12 lifts approved and certified by JKKP
b) Every block currently has 2 operational lifts
c) Completed the replacement of exhaust fan at lift motor room
d) 6 lifts approved for modernisation exercise – work in progress

e-Community

a) Migration completed in June – enabling eBilling, instant collection, instant receipts and app & email notifications upon any payment made, appointment & facility bookings, notices, complaints/reports, eforms for permit applications, access cards, car park rental

Car Park Rental

a) Completed the mapping of rental car park within 2 months
b) Identified 200 vacant lots for rent, securing an additional car park rental income of approximately RM250,000 per annum

Periodic Clamping Exercise

a) Ongoing periodic clamping exercises are being carried out to prevent illegal parking within the premises

 Barrier Gates

a) Repaired barrier gates at Post B
b) Modified and relocated the barrier gates to the opposite side to minimise accidents

Electrical Wiring & Lighting 

a) 80% completion for the replacement of damaged indoor bulbs and fluorescent tubes
b) 100% completion for the replacement of damaged fluorescent tubes at the car park ramp and multi-storey car parks to ensure the safety of residents
c) Replacement of damaged external bulbs & fluorescent tubes are ongoing
d) Replacement and repair of faulty wiring parts are ongoing

Financial Recovery Plan

a) Won tribunal awards amounting to over RM1.6million against 46 defaulters
b) Achieved RM1.1 million in maintenance fee & sinking fund collection in Q2 of 2022 by listing defaulters in CTOS
c) CTOS listing and filling of tribunal case against defaulters are ongoing

Rooftop Leaking

a) Resolved rooftop leaking for all 6 blocks to settle all tribunal cases

a) 80% pipe leaking issues at common areas resolved
b) Fixed male public toilet
c) Fixed hazardous manhole covers at perimeter as well as ground floor car park entrance and exit grille covers
d) Removal of dead palm trees at the walkway and overgrown plants growing on the pipes of all the buildings (Blocks A – F)
e) Relocation of RoRo bins to a proper place for the convenience of residents
f) Established 1st YES 5G network coverage in PS, managed by TIME for an additional RM2,300 monthly income
g) Discovered related party transactions (WSJ Facilities Management Sdn Bhd) by ex-MC Treasurer, who owns substantial shares in the company with findings presented in the audit report. A payment of RM83,221 to WSJ Facilities Management Sdn Bhd was approved on 18th December 2021, which was one day before the last AGM held on 19th December 2021
